Heading out of Dubai for the summer? You’re not alone. As temperatures soar and schools close, many residents take the opportunity to travel, escaping the heat for cooler climates. But while you're off enjoying your break, it’s essential not to forget about what you’re leaving behind: your home.
Whether you live in an apartment or a villa, Dubai’s extreme summer conditions—combined with long periods of vacancy—can cause unexpected (and costly) damage if your property isn’t properly prepared.
Here’s how to make sure your home stays safe, secure, and in good condition while you’re away.
Keep Your AC Running—Yes, Really
It might seem counterintuitive to leave the air conditioning on when no one’s home, but turning it off completely can lead to humidity build-up, mold, and damage to walls, furniture, and appliances.
The key is to set the thermostat at a higher temperature—around 25–27°C—so that air is still circulating but energy consumption is reduced. If your property has a smart thermostat, even better—you can monitor and adjust settings remotely throughout your holiday.
If your AC hasn't been serviced recently, book a maintenance check before you leave to avoid breakdowns while you're away. In Dubai’s summer heat, even a few days without functioning AC can cause serious internal damage to your home.
Avoid Leaks and Water Damage
Water-related issues are one of the most common surprises people come home to after weeks away. A leaking tap, burst hose, or overflowing water heater can go unnoticed for weeks—leading to major water damage and expensive repairs.
Before heading out:
- Turn off the main water supply to your property
- Empty your water heater, especially if you’ll be away for a month or more
- Check all taps and hoses for signs of wear and tear, and repair anything that looks questionable
If you have a garden or irrigation system, set timers or consult your landscaping company to ensure it’s on a minimal and efficient schedule.
Unplug and Protect Your Appliances
Electrical surges and voltage fluctuations are rare but not unheard of in the summer months. Before you leave:
- Unplug non-essential appliances (TVs, toasters, microwaves, washing machines, etc.)
- Empty and clean your fridge and freezer—or at least use up perishables and set it to energy-saving mode
- Make sure your Wi-Fi router and any smart systems (like security cameras or smart lights) are working properly
This not only protects your appliances, but also reduces your DEWA bill while you’re away.
Close It Up Without Sealing It Off
Windows and doors should be securely closed, but your home still needs airflow. If possible, crack a small window or leave interior doors slightly ajar to allow air to move. If your property is prone to condensation or humidity, consider placing moisture absorbers or dehumidifiers in strategic places like wardrobes, cabinets, and storerooms.
If you’re in a villa, check your drainage systems, roof gutters, and exterior pipes to ensure there are no blockages that could lead to flooding from rare but possible summer rainstorms.
Lights, Locks, and Security
A home that looks obviously vacant can attract the wrong kind of attention. Use timers or smart lighting systems to create the appearance of activity at night. Make sure all doors and windows are locked securely, and inform your building security or community watch that you'll be away.
If you live in a villa, consider asking a trusted neighbour or friend to check in weekly—or hire a property management company to do scheduled inspections while you're away.
Villa-Specific Tip: Pest Prevention
Empty homes, especially villas, can become havens for pests during the summer. Before you leave:
- Clean your kitchen thoroughly and dispose of all food
- Take out the trash
- Use safe insect repellents or traps
- Seal small cracks or entry points where bugs or rodents might sneak in
If you’ve had issues in the past, booking a pest control treatment before you leave is a smart preventative move.
Don’t Forget DEWA and Building Access
Make sure all DEWA bills are paid and auto-pay is set up if you'll be away for an extended period. Some buildings or communities also require access codes or security clearances for third parties (like cleaning services, maintenance workers, or delivery people), so make those arrangements in advance if someone will be checking on your home.
