Developer set to launch first master-planned residential community in Nad Al Sheba.

Dubai, UAE – Binghatti, one of Dubai’s fastest-growing real estate developers, has made a major move by acquiring a prime legacy land parcel in the heart of Dubai, with plans to develop a landmark Dh25 billion residential mega-project.

The newly purchased plot, located in Nad Al Sheba 1 within the prestigious Meydan district, spans a massive 8 million square feet of gross floor area. The land was formerly home to the original Nad Al Sheba Racecourse, once the iconic venue for the Dubai World Cup.

Although the financial details of the land purchase have not been disclosed, Binghatti confirmed that the acquisition was entirely self-financed — a reflection of the company’s robust financial position.

“The acquisition of a mega plot for what is expected to be our first master-planned development marks a pivotal moment in Binghatti’s growth journey,” said Muhammad BinGhatti, Chairman of Binghatti Holding.

“Our solid financial foundation has allowed us to self-fund the acquisition of the land for what is expected to be a transformative project that will set a new benchmark for integrated living in Dubai.”

Binghatti’s Boldest Step Yet

This deal marks one of the largest new acquisitions for Binghatti to date and signals a major expansion into large-scale community development. The company plans to create a fully integrated residential environment — a first in its portfolio — with the aim of redefining urban living experiences in the emirate.

With nearly 20,000 units currently under development across approximately 30 active projects in key locations like Downtown and Business Bay, Binghatti has become synonymous with rapid project delivery and bold architectural design.

The developer has also made headlines globally for its branded residential projects in partnership with luxury icons such as Bugatti, Mercedes-Benz, and Jacob & Co. High-profile clients include Brazilian football star Neymar Junior and opera legend Andrea Bocelli.

A New Era for Nad Al Sheba 1

The transformation of the Nad Al Sheba 1 plot into a high-end, master-planned community aligns with Dubai’s continued vision of urban expansion, luxury living, and sustainable development. Given Binghatti’s track record and vertically integrated business model, industry insiders expect the project to set new standards in the residential sector.

The development is anticipated to be a key milestone not just for Binghatti but for Dubai’s real estate market at large — blending scale, ambition, and luxury into one of the emirate’s most historic neighborhoods.
